Point blank, Hamilton’s condo market is underdeveloped and ripe for buyers during this time when the single-family market is rebounding/coming back into balance. Local realtor, Doug Folsetter, of Folsetter & Associates, puts into perspective by sharing that single-family sales were up across the region this past January year over year vs. condo sales which were down approximately 11% in comparison.
Perhaps more telling, according to Folsetter, is that there is approximately 4.8 months of condominium inventory on the market based on current sales volumes. This is nearly double the amount of inventory found for single family or semi-detached homes. This represents a good, limited time opportunity for first time buyers and down sizers before the sales of condos inevitably increase when interest rates are expected to drop later this year. Good old supply and demand.
